Austin, Texas, is the capital of Texas and the center of political power.
Few places in Austin let you swim in a spring-fed pool before work, walk to a sushi dinner after it, and still reach a downtown office in about ten minutes. Barton Hills and Zilker do. These two neighboring 78704 communities sit just south of Lady Bird Lake, roughly 2 to 3 miles from Downtown Austin, and together they form one of the most in-demand residential pockets in the city.
They share a zip code, a school feeder pattern, and the Barton Creek Greenbelt, but they live differently. Zilker is the more walkable, energetic side, with flatter streets and quick access to South Lamar and Zilker Park. Barton Hills is quieter and leafier, with winding hillside streets, larger lots, and trailheads practically at the end of the block. Most buyers we work with in 78704 have a clear preference for one over the other after a single afternoon of touring, so understanding the difference early saves time.

Zilker sits along the south shore of Lady Bird Lake and wraps around Zilker Metropolitan Park. South Lamar Boulevard runs along its eastern edge, MoPac (Loop 1) and the Barton Creek Greenbelt mark its western side, and Barton Skyway is generally treated as its southern edge.
Barton Hills lies immediately south and southwest of Zilker, tucked into the bend of the Barton Creek Greenbelt. The terrain rises as you move into the neighborhood, which is why many streets have tree-filled views and homes that step down hillsides. The Greenbelt frames much of its western and southern edges, with Loop 360 and Ben White Boulevard (Highway 290) close to its southern reach.
What makes this location so valuable is what surrounds it: Lady Bird Lake to the north, protected greenbelt land to the west and south, and the established South Lamar corridor to the east. There is very little room for these neighborhoods to grow outward, and that scarcity is a large part of their long-term appeal.
Before it was a neighborhood, this land was ranchland, limestone bluffs, and natural springs carved out by Barton Creek. The Zilker name comes from Andrew Jackson Zilker, an Austin businessman who acquired the springs and surrounding acreage in the early 1900s and later donated the land that became Zilker Park to the City of Austin, a gift that still defines the area more than a century later.
Barton Hills came later. Much of it remained undeveloped juniper-covered hill country until the post-war decades, when builders subdivided the high ground above Barton Creek and filled it with modest mid-century ranches and split-level homes designed to follow the slope of the land. Some of those homes carry the influence of A.D. Stenger, the Austin architect whose mid-century modern designs are still sought after by buyers today.
From the 1970s through the 1990s, 78704 became the heart of Austin's counterculture. Musicians, artists, and UT students were drawn by affordable rents, the live music scene, and easy access to Barton Springs. That "Keep Austin Weird" spirit still shows up in the dance halls, food trucks, and local businesses along South Lamar.
As Austin's tech economy grew in the 2000s, the area changed again. Many original bungalows were renovated or replaced with contemporary custom homes and high-end duplexes, and 78704 shifted from an affordable, quirky enclave into one of the most valuable residential markets in Texas. The result today is a mix you don't find everywhere: original mid-century homes sitting next to glass-and-steel modern builds, all under the same mature tree canopy.
Because 78704 is boxed in by the river, the Greenbelt, and established corridors, supply stays tight and prices sit in the upper tier of Austin proper. As a general guide, recent single-family medians in the area have landed roughly in the $1.1M to $1.4M range, with price per square foot commonly between about $550 and $780+. Inventory spans a wide band, from condos in the mid-$400,000s to custom homes above $5M, and homes have typically spent somewhere between one and two-plus months on the market. These figures move with the market, so we always pull current comparable sales before advising on any specific home.
Zilker buyers tend to prioritize walkability and lifestyle. Original or renovated single-family homes often start around $1.1M to $1.4M, while new modern construction regularly trades from about $2M to $4M+. You'll also find A/B unit duplexes (two detached homes on one lot under a condo regime) and condos along South Lamar. Buyers here are often tech professionals, custom builders, investors, and anyone who wants to walk to dinner.
Barton Hills draws more families and outdoor-focused buyers. Single-family medians have generally fallen around $1.1M to $1.3M, while larger hillside homes or properties backing the Greenbelt can reach $2.5M to $4M+. Lots are often larger, frequently 0.2 acres or more, which matters if you want a yard, a pool, or room to renovate.
One insight worth knowing: in both neighborhoods, the value of the lot often drives the price as much as the house itself. A dated home on a well-located or Greenbelt-adjacent lot can be worth more than a renovated home on a less desirable street. That's why understanding zoning, lot size, and redevelopment potential matters here as much as finishes and floor plans.
The housing stock in Barton Hills and Zilker generally falls into three groups, and each suits a different kind of buyer.
Mid-century ranches and original homes. These are the homes that gave the area its identity: low single-story profiles, limestone or brick exteriors, gently sloped roofs, and big shade trees. Barton Hills is known for split-levels built into the terrain and for its mid-century modern homes, including Stenger-designed examples. Zilker holds more 1940s limestone bungalows and post-war ranches, many renovated inside while keeping their original curb appeal. These homes appeal to buyers who value character, larger lots, or the option to remodel over time.
Modern rebuilds and infill. Much of the new construction in 78704 features clean lines, floor-to-ceiling glass, open layouts, and mixed exteriors like metal, charred wood, stucco, and native limestone. Austin's density rules have also produced many A/B unit properties, where two detached homes share a lot. For buyers, these can offer new construction at a lower entry point than a full lot; for developers and sellers, they're often the highest-value use of a property.
Condos and townhomes. These are concentrated along South Lamar and Barton Springs Road. They offer lower maintenance, amenities like rooftop decks, and walkability to shops and restaurants, and they are typically the most accessible way into 78704.
At 351 acres along Lady Bird Lake, Zilker Park is effectively the front yard for both neighborhoods. On any given weekend, the Great Lawn fills with pickup soccer, dog walkers, picnics, and families, and residents can usually walk or bike in without dealing with event parking.
Beyond the lawn, the park holds several of Austin's most loved attractions. Zilker Botanical Garden includes the Taniguchi Japanese Garden, a rose garden, and a prehistoric garden with real dinosaur tracks. The UMLAUF Sculpture Garden and Museum displays bronze sculpture among shade trees. The Zilker Eagle, a miniature train, gives kids and families a slow, scenic ride through the park. And Barton Springs Pool, covered next, sits right inside the park grounds.
For residents, the park isn't a destination you plan a trip around. It's part of the daily routine.
Barton Springs Pool is fed by underground springs from the Edwards Aquifer and stays around 68 to 70°F all year. The three-acre pool has grassy banks, limestone edges, and a deep end with a diving board, and it's also protected habitat for the endangered Barton Springs salamander. In summer it acts as the neighborhood's living room; in winter, dedicated swimmers keep showing up because the water temperature barely changes. Early morning and late evening swims have traditionally been free, with daily fees during peak hours, so check the City of Austin's current schedule before you go, since hours and cleaning closures can change.
Just downstream, Barking Springs at the pool's spillway is where locals take their dogs to swim. It's free, casual, and a favorite with neighborhood dog owners.
When rain feeds Barton Creek, the Greenbelt's swimming holes come to life. Campbell's Hole sits near the Spyglass trail access, Gus Fruh is a deep pool right below the Barton Hills neighborhood, and Twin Falls and Sculpture Falls lie farther west along the trail. These holes are seasonal and depend entirely on recent rainfall, so many locals check the USGS Barton Creek gauge before heading out.
The Barton Creek Greenbelt stretches roughly seven to eight miles from Zilker Park southwest toward West Lake Hills, through limestone cliffs, shaded creek bottoms, and rocky trails. For Barton Hills residents especially, it's often a short walk from the front door.
The trail changes character as you go. The section between Zilker and Spyglass is the easiest, with smoother dirt paths good for casual hikes and beginner riders. Farther in, near Spyglass, Homedale, and Gus Fruh, you'll find roots, rock ledges, and creek crossings. Near Loop 360 and the Hill of Life, the trail turns technical and steep, which draws experienced mountain bikers and trail runners.
The main neighborhood entry points include Spyglass Drive (convenient to Campbell's Hole and Tacodeli), Homedale Drive (a direct walk-in from Barton Hills), Gus Fruh on Barton Hills Drive (popular for climbing and swimming, with limited street parking and strict towing), and the Loop 360 access, which has a dedicated parking lot and restrooms.
Climbers also come for the limestone bluffs, which hold many bolted sport routes. Well-known walls include Seismic Wall near Spyglass and the Urban Assault and Guide's Wall area near Gus Fruh.
Lady Bird Lake forms the northern edge of Zilker and gives both neighborhoods a second major recreation option. The Ann and Roy Butler Hike-and-Bike Trail circles the lake in a roughly 10-mile loop of crushed granite and boardwalk, with water fountains, dog stations, and steady downtown skyline views. Many residents reach it through Zilker Park or near Lou Neff Point, where Barton Creek meets the lake.
Motorized boats aren't allowed on Lady Bird Lake, so the water stays calm for kayaking, paddleboarding, canoeing, and rowing. Zilker Park Boat Rentals near the mouth of Barton Creek makes it easy to get on the water without owning gear.
Zilker Park hosts three of Austin's biggest yearly traditions, all within walking distance for many residents.
The Austin City Limits Music Festival takes over the Great Lawn across two weekends every October, drawing about 75,000 people per day to multiple stages. Living nearby means world-class headliners within walking distance, but it also means temporary street closures and parking restrictions, with residents relying on neighborhood parking permits during festival weekends. It's a fair trade for most homeowners, but buyers should know it's part of life here.
The ABC Kite Festival in spring is one of the longest-running kite festivals in the country. It's free, family-friendly, and fills the sky over the park with thousands of kites, alongside food trucks and kids' activities.
The Austin Trail of Lights runs in December and features millions of lights, illuminated tunnels, food vendors, and the 155-foot Zilker Holiday Tree, built from one of Austin's historic moonlight towers.
Barton Springs Road runs alongside Zilker Park and is where locals go after a swim or a long day outside. Terry Black's BBQ serves Central Texas brisket and ribs, the original Chuy's has been a Tex-Mex landmark for decades, The Picnic food truck park offers shaded seating and rotating local vendors, Sandy's Frozen Custard keeps old-school burgers and soft serve going, and JuiceLand covers the post-workout smoothie crowd.
South Lamar Boulevard forms the eastern edge of both neighborhoods and offers a mix of fine dining, institutions, and nightlife. Uchi is Tyson Cole's acclaimed Japanese restaurant and one of Austin's best-known dining experiences. Loro brings together Cole and Aaron Franklin of Franklin Barbecue for an Asian smokehouse menu. Matt's El Rancho has been an Austin favorite since 1952, known for its patios and Bob Armstrong Dip, and Lick Honest Ice Creams uses local, seasonal ingredients.
For entertainment, the Alamo Drafthouse on South Lamar is a neighborhood staple, and the Broken Spoke has kept Austin two-stepping since 1964. For a quick breakfast before the Greenbelt, Tacodeli on Spyglass Drive is a local go-to.
Barton Hills and Zilker are served by the Austin Independent School District, with one of the more sought-after feeder patterns in central Austin. Most homes are zoned to either Barton Hills Elementary or Zilker Elementary, both of which then feed into O. Henry Middle School and Austin High School.
Barton Hills Elementary sits within the neighborhood and is known for strong community involvement and its well-known Barton Hills Choir. Zilker Elementary is located in the Zilker neighborhood and is valued by families for its academics and neighborhood feel. O. Henry Middle School offers fine arts and athletics, and Austin High School, founded in 1881 and one of the oldest public high schools in Texas, sits along Lady Bird Lake.
Families also have access to Austin ISD's application-based options, including LASA (the Liberal Arts and Science Academy) and the Ann Richards School for Young Women Leaders. Because school boundaries can change, we always recommend confirming zoning for a specific address with Austin ISD before making an offer.
Commute time is one of the biggest reasons buyers choose 78704. Downtown Austin is typically 5 to 10 minutes away off-peak and about 10 to 18 minutes during rush hour via South Lamar, South 1st Street, or Barton Springs Road. Because the neighborhoods sit directly across the lake from downtown, residents avoid much of the highway congestion that affects outer suburbs.
Destination | Typical drive time |
|---|---|
Downtown Austin | 5–18 minutes depending on traffic |
UT Austin main campus | 10–15 minutes |
Austin-Bergstrom International Airport | 15–20 minutes |
The Domain (via MoPac) | 15–22 minutes |
MoPac runs along the western edge, giving quick access north toward the Domain and south toward Circle C and Highway 290. For transit, CapMetro's MetroRapid 803 runs along South Lamar with frequent service to Downtown, UT, and north Austin, and local bus routes serve Barton Springs Road. Zilker in particular is one of Austin's most bike-friendly areas, and many residents commute downtown by bike or e-bike using the Butler Trail and the Pfluger Pedestrian Bridge.
Buying in Barton Hills or Zilker is both a lifestyle choice and a long-term real estate decision, and the two support each other.
The location is protected. With Lady Bird Lake, the Greenbelt, and established corridors surrounding the area, new land supply is extremely limited. That natural cap on growth has historically supported strong demand and property values.
The lifestyle is hard to match anywhere else in Austin. Spring-fed swimming, miles of limestone trails, a 351-acre park, and some of the city's best restaurants are all close to home, and downtown is just across the river.
The schools add family appeal. Strong neighborhood elementary schools feeding into Austin High give families a reason to stay central rather than move to the suburbs.
And the housing options are varied. Whether you want an original mid-century home to restore, a new modern build, an A/B unit, or a low-maintenance condo, 78704 offers a real choice within a short distance.
Buying or selling in Barton Hills and Zilker takes more than access to listings. It takes an understanding of lot value, zoning, redevelopment potential, and how each street in 78704 actually trades.
